Architectural Control Committee

What: The Architectural Control Committee is an advisory group that reports to the Seaview Terrace Board of Directors that shall assist members with Platted Protective Covenant compliance. Any action taken due to non-compliance of covenants is at the discretion of the SVT Board of Directors.

Why: As shared owners of Tract A of Seaview Terrace (AKA Beach Cabana), all members within the association (or undivided interested in Tract A) agree to the approved protective covenants as recorded with the County Auditor as being applicable to that property’s deed. The goal of these covenants are to protect the neighborhood “for the mutual benefit of” everyone. Please make sure to familiarize yourself with your covenants and don’t hesitate to contact any member of the committee, or Board of Directors with any questions.

Who: As directed by the Protective Covenants Seaview Terrace First Addition, the Architectural Control Committee (ACC) is a volunteer committee consisting of three (3) SVT HOA members, and holds one (1) combined vote on the SVT Board of Directors. The current ACC is comprised of the following members:

    • Chair | Lynne Hanson
    • Itara Groefsma
    • John Kelley

How: The goal of the Committee is to provide oversight of the protective covenants and to assist homeowners with questions or guidance regarding compliance. Members planning to do any of the following should be diligent about following the Protective Covenants. Failure to do so could result in fines. Any exterior project that requires a permit, should be submitted to the Architectural Control Committee for review. Per Kitsap County, that includes the following:

    • New Structure
    • New Accessory Structure
    • Modifying an Existing Structure (primary or accessory)
    • Small Projects (Decks, fences, pools, porches, retaining walls) *if building permit is required
    • Landscaping **view protection and maintenance

In order to continue to serve the needs of all Seaview Terrace HOA residents as efficiently as possible, ACC applications may be submitted via svtarchitectural@gmail.com. Diagrams and other supporting documentation can be included with the email by attaching files. The committee is required to respond in writing no later than 30 days from the application date.
